Pratt Fine Arts Center Secures the Ability to Expand its Central District Campus

In 2013, Pratt engaged Heartland to help create a concept for an arts-based community and then secure a private developer who shares the vision and has the capital and expertise to take it through the development process. The Heartland team generated several alternative configurations, analyzed the range of financial implications to Pratt and ultimately took the opportunity out to the market. There were many innovative proposals but a team led by Daniels Real Estate and including Graham Baba Architects and landscape architecture firm Gustafson Guthrie Nichol won the opportunity to develop the property which will include a major new facility that Pratt will own and occupy. This project is a great example of mission driven organizations using their assets to create economic sustainability for the future.

Yes in My Backyard! North Seattle Group Advocates for Affordable Housing Development

Heartland is collaborating on a new model for affordable housing at a major Transit Oriented Development (TOD) project in the Roosevelt neighborhood. Enterprise Community Partners, which is funding Heartland’s work with the Roosevelt Neighborhood Association, describes the unique opportunity to leverage a public asset, housing levy funds and community support for inclusive housing.

New campus design lets REI rethink ‘how we work, commute and gather’

REI engaged Heartland to explore relocation alternatives within the Puget Sound region, and ultimately chose the Spring District in Bellevue, Washington as the preferred location for their corporate headquarters. REI has recently released design plans for their new campus, designed by NBBJ. The design reflects REI as a company, placing emphasis on accessibility, sustainability, and connection to the community.

Work on Prologis complex at Tacoma, Fife border begins

Heartland, in partnership with WA-REA, was engaged by the Port of Tacoma to analyze and market for lease one of the Puget Sound Region’s most significant industrial land assets. The team conducted in-depth financial analyses and compared the economic and non-economic terms of the offers, and communicated findings to Port stakeholders in order to ensure an informed and transparent selection process. Through this process, the Port of Tacoma selected a developer, and Heartland/WA-REA led the negotiations that culminated in a beneficial, long-term ground lease of this high value Port asset.

ULI Case Study – Chophouse Row

Heartland partnered with Liz Dunn of Dunn & Hobbes to recapitalize the existing 12th Avenue Marketplace assets and develop Chophouse Row, a contiguous new development, all located within the Pike-Pine Corridor of Capitol Hill. In addition to being recognized as NAIOP’s Mixed-Use Development of the Year in 2015, Chophouse Row was featured as a ULI Case Study.
