The Sarah Queen Project: Sharing the “Why”

02.19.2026

Heartland is proud to be development partners with Jaebadiah Gardner on The Sarah Queen Project in Seattle. The development will create 117 attainably priced apartments and will be anchored by a “market hall” small local business retail incubator and the Central District’s only rooftop bar/café. The project design pays homage to Jaebadiah’s grandmother, Sarah Queen Gardner, a Spokane community leader and entrepreneur. The building is beautifully designed by Public47. We are seeking to break ground in Spring!

Click here to view a video Jaebadiah recently shared that talks a bit more about his grandmother and some of his “why’s” behind the project.

Spokane Six shows the way for middle housing

01.29.2026

Heartland is proud to support innovative middle‑housing projects following zoning code reform in Washington. Heartland, led by Ben Wharton, performed site selection, project capitalization, and development management while CAST architecture was design lead and also handled construction management.

This housing type has appeal to households of all shapes and sizes from young families to empty-nesters. It’s an important tool in our toolkit to deliver better housing choice and affordability for the next generation. We hope the success of this six-unit “stacked flat” proof of concept is the first sign that more communities around the region will begin to embrace this versatile housing type.

Congratulations Ben Wharton and Matt Hutchins for their leadership on this project!

New nursing facility at Fircrest tops out in Shoreline

12.03.2025

It is always exciting to see new buildings take shape from strategy work we completed years earlier. Heartland supported the Fircrest School in Shoreline from 2020 and 2022 during its master planning process. We conducted economic and real estate market analysis to evaluate alternatives for its 92-acre campus. The skilled nursing facility had been in the planning phases for years and is an important step in improving the experience for residents of Fircrest. Fircrest occupies a rare, extraordinarily large site in the City of Shoreline and we look forward to seeing it continue to grow and evolve in the years to come.

Celebrating Summer with Heartland at Seward Park!

09.18.2025

The Heartland team recently came together at Seattle’s beautiful Seward Park for our annual Summer Party – a day filled with sunshine, great food, and even better company. From paddleboarding and lawn games to Mediterranean eats and lakeside lounging, it was the perfect way to unwind and connect outside the office.

Events like this remind us how strong our culture is when we take time to celebrate together.

Here’s to more moments like these and to the people who make Heartland what it is!
