Public radio station KNKX goes from the brink of doom to new downtown Tacoma digs

KNKX (88.5 MHz) is a public radio station in Tacoma, Washington. As a National Public Radio affiliate, it airs a jazz and news format for the Seattle metropolitan area. Formerly a part of Pacific Lutheran University, the station is now owned by Friends of 88.5 FM, a community-based non-profit group, who purchased the radio station and its network of translators and rebroadcasters from the university in 2015. KNKX was broadcasting from an on-campus location, but desired a new location independent of the university as part of its new corporate identity.  The station hired Doug Larson with Heartland to assist them in securing office relocation and broadcast space in downtown Tacoma. After a comprehensive search, the station leased a property in the Theater District and began broadcasting operations there in September 2019.

Heartland, on behalf of Laird Norton Properties (LNP), led the acquisition of the US Bank Building and the Clearwater Building, located in the Grove Plaza of downtown Boise. The combined investment totals 385,000sf, and marks Laird Norton’s re-entry into the Boise market.

In January 2019, Heartland and LNP merged to create a unique, multi-faceted and fully integrated business and real estate enterprise. Heartland and LNP will continue with their respective client portfolios and joint venture partnerships and now have a combined set of expertise to provide a broader reach of real estate and business advisory services and execution capabilities in real estate investment, brokerage, relationship alignment, capital markets and asset management across all real estate product types.

Heartland recently merged with Laird Norton Properties (LNP), a subsidiary of Laird Norton Company, and has been providing ongoing advisory services to LNP since 2009. In 2017, Heartland assisted in identifying, structuring and negotiating an up to $150M programmatic joint venture with Spectrum Development Solutions, a local workforce housing and student housing developer. Heartland is providing LNP with advisory services for a new development with Spectrum, a 7-story, 176-unit mixed-income development at the new Othello Square. This development will also house the Odessa Brown Children’s Clinic, a part of Seattle Children’s. Seattle Children’s will contribute $8 million of targeted philanthropic equity to the project to double the number of affordable housing units from 36 to 72.

Private Investor Purchases Former Comprehensive Mental Health Center of Tacoma for $13.4MM

Heartland recently represented Comprehensive Life Resources (“CLR”), in the sale and partial lease-back of its multi-tenant office building in downtown Tacoma. Heartland has worked with CLR since 2017, advising the non-profit on its real estate portfolio strategy in support of CLR’s organizational mission and goals. Heartland also assisted CLR in negotiating tenant leases in the building and worked with CLR on the financial feasibility of an adaptive re-use of an existing office building into a residential youth facility.
