Sellen Construction breaking ground in South Lake Union

Heartland was engaged by the Redman Family, a third-generation Seattle family and founder of Sellen Construction, to conduct a highest and best use (HBU) analysis, financial feasibility analysis and to create and lead an implementation plan for the development of a long-held family assemblage in the heart of South Lake Union (SLU).  The goal was to create a high-quality, legacy asset that contributes to increasing the vibrancy and richness of South Lake Union and creates value for future generations.

Three Heartland clients were profiled in this Seattle Times article about companies moving to vibrant urban locations: Weyerhaeuser, which Heartland represented in the sale of the former headquarters campus and lease of a new headquarters building in Pioneer Square; Saltchuk Resources Inc. which Heartland co-represented in its lease of a new corporate headquarters at the planned 450 Alaskan Way Building in Pioneer Square; and REI, which is targeting the Spring District in Bellevue at the locations of its new headquarters campus.

New Pioneer Square office building lands first tenant: Saltchuk HQ

As part of a multi property real estate strategy, Heartland LLC and Washington Real Estate Advisors, worked closely with Saltchuk leadership to understand their vision for the future and to identify implications for a headquarters relocation decision. Heartland and WA-REA identified  a range of potential relocation options that would fit Saltchuck’s current and future needs and leveraged recent experience with similar transactions to lead the lease negotiation process, resulting in the successful procurement of a 91,257 sf office space at the planned 450 Alaskan Way Building in Pioneer Square. The new office space will allow Saltchuk, the second largest private company in Washington, to consolidate its current operating companies under one roof and to grow its operations over the long-term. Heartland and WA-REA are continuing to support Saltchuk through the design and construction process.
