Heartland LLC is a Seattle-based real estate advisory and investment firm with over 35 years of experience creating value for clients, including families and family-owned businesses, non-profit organizations, corporations, as well as real estate development, investment and operating companies. Heartland combines strategy development and analytical rigor with execution capabilities in real estate brokerage, asset management, capital markets, and development services to positively impact the communities, organizations and families with whom we work. In 2019, Heartland merged with Laird Norton Properties (“LNP”) to create a unique, multi-faceted and fully integrated business and real estate enterprise.

Heartland’s portfolio of advisory projects encompasses the full range of economic sectors, real estate product types, geographies and client types. Despite the variety of contexts, we are advisors first and work with our clients from strategy development to analytics and on through implementation.

Heartland began in 1984 as a land development firm and has evolved into an advisory and investment firm working across a wide spectrum of real estate product and client types. While the work has broadened, the firm’s multi-disciplinary approach and intellectual curiosity towards real estate has remained constant.  As Heartland has grown, we have cultivated a nimble, entrepreneurial environment that anticipates challenges and opportunities in market cycles. Our ability to proactively adapt and perpetually build our knowledge base has resulted in a diversification of services, all of which are geared towards assisting our clients in navigating complex financial challenges and stakeholder environments to maximize value of real assets, portfolios and organizations. Today, Heartland advises public entities, real estate companies, investors, corporations and non-profits; we also invest in a range of product types for our own portfolio and on behalf of clients.


The Heartland team is passionate about the built and natural environment. We come from a diversity of backgrounds (including finance, public policy, business administration, law, economics, urban planning and development) and work in a team-oriented, collaborative environment that allows us to address our clients’ needs from multiple perspectives and develop strategies accordingly. Jim Reinhardsen is the Senior Managing Director of Heartland LLC and Chairman of the Board of Directors. Jim has over 40 years of extensive experience in evaluating, negotiating, and structuring complex real estate projects, ventures and transactions.

As of 2019, through the merger with Laird Norton Properties, Jim also serves as the President of Laird Norton Properties, where he is responsible for overseeing the investment, development and strategy for Laird Norton Properties.

In these roles, he provides support to Heartland’s senior management on real estate advisory, operating, development and investment activities.  In such capacity, Jim focuses on the unique multi-faceted capacities and expertise that both Laird Norton Properties and Heartland LLC can offer existing and new clients.

Jim is a founder of Heartland LLC and was a Principal for 31 years.  Prior to Heartland, Jim was a real estate, tax, and securities attorney in both California and Washington. He received his Juris Doctorate from the University of California, Hastings College of Law in San Francisco, California, and a Bachelor of Arts from Amherst College in Amherst, Massachusetts. In addition to the Heartland LLC Board, he is currently on the Board of The Mountains to Sound Greenway Trust, Sellen Construction, The Runstad Department of Real Estate at the University of Washington, and Seabrook. Jim has been extensively involved with real estate education at the University of Washington for over 30 years.

As a Principal and Senior Project Director of Heartland LLC, Matt applies his broad experience in real estate and city planning to create great places that have a positive impact on their community and the environment while achieving their economic objectives. Through his work at Heartland, Matt engages in property development, brokerage, strategic planning, market/financial analysis and economic development projects. Matt’s projects range from large-scale land development to site acquisition and disposition assignments to finding innovative ways to integrate and leverage real estate economics and planning/policy objectives.

Prior to joining Heartland, Matt worked as a land use and real estate economics consultant in Portland and San Francisco, respectively. Matt received a Masters degree in Urban and Regional Planning from Portland State University and a Bachelor of Science degree in Planning and Public Policy from the University of Oregon. Matt is a licensed real estate broker in the State of Washington and serves as Heartland’s Designated Broker. Matt is on the Board for Great City (an urban policy advocacy non-profit), where he serves as treasurer. He is on the SCIDpda Design and Resource Center Advisory Committee, is a member of NAIOP, the Urban Land Institute and Washington Public Ports Association (WPPA).

Over 13 years at Heartland, Chris has worked with clients and investors to create and implement real estate strategies, which has involved transactions and brokerage activities, development management, entity-level capitalizations, and asset management. Heartland’s clients include large and small corporations, non-profit organizations, family offices and individuals, and public sector clients. Public sector clients have included many of the municipalities, Port Districts and Housing Authorities in the Puget Sound.

Chris earned two Master degrees, one in Urban Planning and the other in Public Administration from the University of Washington, with a certificate in Real Estate. He is on the Board of the Ravenna-Bryant Community Association, has recently served as an Affiliate Fellow at the University of Washington Runstad Center for Real Estate and served as a member of the Seattle Planning Commission. Chris is a licensed real estate broker in the State of Washington.

As a Principal and Investment Director, Deva leverages her experience in corporate and real estate strategic planning, financial/market analysis, investment and real estate development to assist organizations in defining and realizing their objectives. Within both public and private advisory work, she has a particular emphasis on capitalization strategy and implementation. She also leads Heartland’s investment opportunities.

Prior to joining Heartland, Deva lived in Japan, as well as worked at a San Francisco Bay Area-based affordable housing developer and at Fannie Mae’s Bay Area Partnership Office. Deva received her MBA, Honors degree with a concentration in Real Estate and Finance from The Wharton School, University of Pennsylvania and a Bachelor of Arts, Highest Distinction, in History and Urban Planning from University of California, Berkeley. Deva currently serves as the Vice Chair of the Bellwether Housing Board of Directors. She is an alumni of Leadership Tomorrow and has been a long-term volunteer with Habitat for Humanity, having completed four global village builds around the world.

As a Principal and Project Director of Heartland LLC, Doug assists public and private clients with complex property, portfolio, and policy strategies, utilizing a foundation of in-depth research and analysis. With a focus on helping clients create and sustain dynamic neighborhoods, Doug’s experience spans all major property types, and often involves projects that are complex and politically sensitive in nature.

Doug received a Master of Urban Planning degree from the University of Washington, with a concentration in Real Estate Finance and Development through the Runstad Center for Real Estate Studies and a Bachelor of Arts, Magna Cum Laude from Gonzaga University. He is a licensed Managing Broker in the State of Washington. Doug is an active member in both the Pacific Real Estate Institute (PREI) and the Urban Land Institute (ULI) as well as graduate of the Center for Sustainable Leadership program. He also serves as a real estate mentor to students at the UW Foster School of Business.

As a Director of Heartland LLC, John has extensive experience with complex real estate transactions, and managing development and operations of commercial buildings and master planned communities. John recently served Heartland’s Client, Port Blakely Communities, for six years as the full time Consulting Director of Operations for the Issaquah Highlands master planned community. With the support of the Heartland team he managed the successful completion of the community and the winding up of the development company.

John also works with family offices and high net worth Individuals to plan for multi-generational stewardship of family wealth. Prior to joining Heartland, John was President and CEO of Everett, Washington-based Stuchell Enterprises Inc., a family office with timber and real estate holdings among other investments.  Prior to that John was a banking, real estate, and estate-planning attorney in a law firm in Seattle.  John holds a Juris Doctorate from Loyola University School of Law, a Bachelor of Science from the University of Colorado and was admitted to practice law in both California and Washington. He has served on several business and community boards.  He was a founding director of the Issaquah Schools Foundation and its first president.

As Heartland’s Senior Operations and Asset Manager, Erica provides management services for a broad range of properties across the country which include: property acquisition, land entitlement, development, contract negotiations and closings, property owners’ association management, and residential architectural review committee coordination and management. Erica is also responsible for the day-to-day management of Heartland’s investment portfolio and operations.

As a Senior Project Manager, Mr. Striar utilizes his experience coordinating all aspects of the development process, including property acquisition, development financing, and land development approvals.  Mr. Striar has experience in many forms of public and private real estate financing and has participated in an array of transactions – including mixed-use development, mixed income multi-family housing via tax-exempt bonds, affordable housing via low income housing tax credits (LIHTC) and other complex development transactions utilizing a combination of private financing and Federal and State funds and tax credits.

Prior to joining Heartland, Lee worked in Philadelphia, Pennsylvania for private and non-profit developers of urban multi-family and mixed-use projects in Pennsylvania and New Jersey.  Lee received his Masters Degree in City Planning from the University of Pennsylvania School of Design, and a certificate In Real Estate Development via a joint program with The Wharton School. He is a member of the Urban Land Institute.

As a Project Manager at Heartland LLC, Lanzi leverages her interdisciplinary background in city planning, real estate and finance, land use economics and spatial analytics to advise a variety of economic development and real estate projects for public and private clients. She assists with market research, site selection, financial analysis, underwriting, strategy development and implementation. She also assists with Heartland’s Chinese Partner Initiative.

Prior to joining Heartland, Lanzi worked with U3 Ventures, a Philadelphia-based real estate development firm, and worked with the New York-New Jersey CrossRail project. She also interned with The Reinvestment Fund and the Columbus Chamber of Commerce. Lanzi received a Master’s degree in City Planning from the University of Pennsylvania School of Design with a concentration in Public-Private Development. She received a Bachelor of Science in City and Regional Planning from The Ohio State University. She is an active member of the Urban Land Institute (ULI), NAIOP and serves on NAIOP’s Sustainable Development Committee, board of ULI Northwest’s Young Leaders Group Leadership Team and Seattle Chinatown International District Preservation and Development Authority.

As a Project Manager, Mark leverages his experience working on real estate, economic development and urban planning projects representing organizations and municipalities across the Puget Sound region and Pacific Northwest. He manages a wide variety of projects that range from site specific feasibility modeling to broader city and regional level economic analysis and strategic planning. His experience includes working with clients in the public, private and non-profit sectors where he combines a collaborative spirit and data-driven approach with his skills in financial modeling, spatial analysis and facilitation.

Prior to joining Heartland, Mark worked as a consultant for a Seattle-based economic development consulting firm where he led the firm’s urban planning practice. He also served as planner in the resort community of Sun Valley, ID. Mark attended the University of Puget Sound where he received a Bachelor of Arts in Economics and earned a Certificate in Commercial Real Estate from the University of Washington. He is a member of both the American Planning Association and Urban Land Institute.

As a Project Manager, Ben combines a background in capital markets, fund management, and real estate technology to advise clients seeking creative, thoughtful capital solutions. He is committed to holistic thinking as well as listening to and understanding the motivations of all stakeholders.

Prior to Heartland, Ben worked in acquisitions for a family office and in the capital markets group at Starwood Waypoint Residential Trust where he helped structure over $2B in financing. Most recently, Ben served as an originator for a real estate crowdfunding platform based in San Francisco. Ben graduated from Bowdoin College where he received a B.A. in Economics and Government & Legal Studies. Ben is a member of the Urban Land Institute.

As an Associate Acquisitions & Asset Manager at Heartland LLC, Spencer leverages a wide range of financial and market analysis in support of sourcing and underwriting new opportunities, as well as managing assets and joint-venture relationships to maximize value and mitigate risk in accordance with clients’ unique goals.

Prior to joining Heartland, Spencer worked as a commercial broker and then joined Laird Norton Properties, where he assisted with asset management and new acquisitions. He attended Gonzaga University where he received a Bachelor of Science in Economics. Spencer is a licensed real estate broker in the State of Washington. He is also a member of both NAIOP and the Urban Land Institute.

As an Associate Project Manager, Evan integrates his past experience in development and process management as a basis for economic and financial analysis. A Seattle native, Evan is passionate about his community and contributing to a sustainable and equitable future.

Prior to joining Heartland, Evan worked at University of Washington Capital Planning & Development as well as BNBuilders Inc. Evan received a Master in Real Estate from the University of Washington, with a dual concentration in Development & Finance and Investment and a Bachelor of Science in Civil Engineering from Washington State University. Evan is a 2019 Runstad Fellow and a member of ULI and NAIOP.

As a Research Analyst, Tyson utilizes his creative thinking and problem-solving skills as the foundation for comprehensive research and analysis. Through market research and data analysis, Tyson provides support across the full suite of Heartland projects, including underwriting, financial modeling, strategy formulation and implementation. Tyson’s strong team orientation allows him to effectively draw upon the wide range of expertise at Heartland.

Prior to joining Heartland, Tyson worked in the hospitality industry in the Seattle area. He received a Bachelor of Arts in Business Administration from the University of Washington with a concentration in Finance.

As Heartland’s Graphic Designer, Jenny is the creator of the “Heartland look” that translates complex ideas and information into effective visuals. Jenny applies a wide variety of graphics skills, including cartography and illustration, page layout, brochure and flyer creation, interactive digital presentations, photo retouching and manipulation, brand identity and logo design development, and 3-D Modeling utilizing Google SketchUp. Jenny received an Associate of Applied Arts in Visual Communications from the Art Institute of Seattle.

As Project Administrator and Marketing Coordinator, Carrie works closely with both Heartland project staff and external partners, leveraging her strong organizational skills to manage complex calendars and support project research and deliverables. She coordinates Heartland’s marketing initiatives, helping project teams create submittals and pursue opportunities, in addition to tracking submission deadlines. Carrie is additionally responsible for monitoring contract expiration dates and brokerage license renewal requirements. Carrie received her Bachelor of Arts degree in International Communication from Franklin University Switzerland.
